Today I’m at one of our project houses to do a home inspection with Alan and Debbie Grubb of 4U Home Inspections. Before we get that underway, I have a few questions for Alan and Debbie about what you should look for in a home inspector and why you should consider 4U Home Inspections for all your home inspection needs.

First, what is a home inspection?

“A home inspection is a non-invasive visual inspection of all the home’s major components,” Alan says. “That would be your interior and exterior, your roof system, your plumbing system, your electrical system, heating system—all those things should be checked during a home inspection.”

Just as when you select a real estate agent, you need to be careful when selecting a home inspector. According to Alan, there are three things you need to look for.

First, they need to be licensed in the state of Maryland. If not, your inspection will be null and void. There is a caveat that allows someone like an engineer or someone who’s been in construction for many years to do an inspection if they follow the standard report Maryland provides, though.

The second thing to look for is experience. Keep in mind, though, that experience isn’t the be-all, end-all. It’s like everything else—if you have 10 years of experience doing something but you’ve been doing it wrong, your home inspection will be wrong too.

The third and most important thing to look for is education. The inspector has to know what he’s looking at to call it properly, and that only comes through education.
