Did you know that it’s possible to boost your home’s overall value, and that you can do it by spending just $500 or less? Today I’ll explain how.

Remember, this is about what people perceive and see—just because it doesn’t cost a lot of money doesn’t mean it doesn’t bring a lot of value.

1. Spiff up the bathroom. Simple touch-ups like regrouting, recaulking, or swapping out inefficient fixtures can instantly make a room look better and feel fresh. Other simple, value-boosting upgrades include repainting, updating your shower curtain, replacing your mirror and lighting fixtures, cleaning up any rust or mildew, and changing out a vanity top.

2. Make your cabinets like new. If your cabinets are already in good shape, instead of replacing them, you can sand them down or clean them, and then paint them. Additionally, changing out cabinet hardware is an easy project to increase your home’s appeal.

3. Add fancy details. When you look at a room that has basic baseboards, no crown molding, and no trim, it comes across as a big, empty, painted box. Easy updates include wainscoting, shiplap, crown molding, larger baseboards, and chair rail trims can add a bit of craftsmanship to your home. Moldings frame a room and make it look more complete.

4. Lighting is key. Adding inexpensive lighting fixtures in prominent areas such as the kitchen, entry halls, bathrooms, bedrooms, and basements can have a huge impact on a home’s value. Lighting sets the tone and makes people feel different emotions. Running to the hardware store and taking a weekend to add some new light fixtures may well be worth the time and relatively low amount of money.

5. Freshen your home’s paint palette. In my view, painting is the easiest, most cost-effective update you can do to add value to your home, period. Freshening up your walls can add more texture, color, and light to your home to make it so much more appealing to buyers
